The Applicant is requesting to amend the site plan for the 80-acre parcel located at the northwestern corner of the Palm Beach Park of Commerce PIPD.
Specifically, the request is for the following:
PIA – 2017-00314
A Privately Initiated Amendment (PIA) requesting to amend the Unified Land Development Code (ULDC) provisions for Planned Industrial Park Development (PIPD) Zoning District, specially to:
- Permit Outdoor Entertainment use in the Industrial General (IND/G) pod of PIPD;
or,
- Delete maximum 15-acre limitation for Commercial pod in PIPD

Add a Class A Conditional Use to allow Outdoor Entertainment for the Surf Ranch
The Preliminary Site Plan indicates a 12-acre lake area to be used for the surfing activity and a total of 23,500 square feet of buildings (includes a Clubhouse, Learning Center/Surf Club, Board Room, Training Center, and supporting buildings for maintenance and mechanical equipment). A total of 160 parking spaces are provided and one access point to the site will be from Pratt Whitney Road.
